About the Danville, California Area Danville is a town located in a part of Contra Costa County, California called the San Ramon Valley, United States. It is considered an upscale suburb of Oakland and San Francisco.
Its downtown is noted for its somewhat rustic charm, intensively upgraded owing to its now extremely affluent demographics and its popularity as a regional destination for dining and light shopping. With heavy restriction on large development, the downtown consists of many small shops on several traditional-styled plazas. It does not have its own hospital, being well served by nearby regional medical centers, nor, with the exception of a Costco location near its boundary with San Ramon, does it host the "heavy shopping" provided by shopping malls located in nearby cities to the north or south. Danville's main street is Hartz Avenue in downtown Danville. | | | |
LOCATION Danville is located in Contra Costa County, in the northern portion of the San Ramon Valley, about 45 miles East of San Francisco, 7 miles South of Walnut Creek, and 35 miles North of San Jose. The public transit system called BART (or Bay Area Rapid Transit) networks many areas and towns between the Danville area, Oakland, Berkeley, and San Francisco. Because Danville is well located between larger metropolitan areas, residents have access to numerous cultural, social, and educational events, while still maintaining the benefits of small town family life. This well placed town is comfortably situated between Mount Diablo in the East Bay and the Las Trampas Hills, which affords residents the pleasures of outdoor activities. Adjoining towns and cities are San Ramon to the south, Diablo and Blackhawk to the east, and Alamo to the north. Numerous family activities abound in this delightful town atmosphere. Street fairs, wine and art festivals, summer musical evenings in the park, and parades are some of the local attractions, and Danville offers many good restaurants, antique shops and bakeries, as well as parks for both young and old to relax and enjoy themselves. These many factors together add up to quality living that offers diverse attractions, the excitement and expansiveness of easily accessed urban activities, and the important benefits of a small town family environment.
AIRPORTS Several major airports make Danville easily accessible: San Francisco International Airport, Oakland International Airport, and San Jose International Airport are all from 30 to 50 miles from Danville. BART provides efficient and fast public transportation to these urban locations. SCHOOLS Danville has an outstanding public school system that ranks among the best in the state. Danville schools are part of The San Ramon Valley Unified School District that encompasses the communities of Danville, Alamo, Diablo, Blackhawk, San Ramon and part of Walnut Creek and Pleasanton, and is comprised of 28 schools serving more than 21,000 students.

Financing Your Home >Balloon Mortgages
In loan terminology a "balloon" is the unpaid loan balance that must be paid in full on a specified due date. Federal savings and loan associations are permitted to make balloon mortgages with as little as five percent down and monthly payments that are smaller than the amount needed to fully amortize the debt. On the due date, which may be only a few years after the loan was made, the balance must be paid off or the loan must be renegotiated. Balloon borrowers must be cautious and plan carefully to avoid overlooking balloon payment obligations. It is easy to be lulled into complacency by the easy monthly payment terms.
Today's complex economics have produced a wide variety of options for potential borrowers, who are often surprised by how much house they can afford to buy. Loan approval is ultimately in the lender's hands, but your real estate agent can help you to determine your real buying power.
